Environmental Constraints

An Environmental Statement is being prepared in support of the planning application. This will  consider air quality, noise and vibration, cultural heritage, biodiversity, landscape,  land and soils, water, material assets and climate impacts associated with the proposed scheme.

Flood Risk

The majority of the site is located within Flood Zone 1. Low lying areas in the northern, eastern and southern parts of the Site are located within Flood Zone 2 and 3.

As part of our flood risk assessments, it is proposed that a sequential approach will be adopted, meaning that any development will be located in the lowest risk of flooding, in Flood Zone 3. The existing Teville stream will be protected against any adverse impacts on future development and the proposals will not interfere with any plans to re-route it. An adequate buffer between the watercourse and any potential development will be implemented.

Flood risk will be safely managed across the lifetime of the development taking climate change into account.

Transport and Accessibility

The road network will be tested for capacity and safety and consideration will be given to the adjacent Household Waste and Recycling Site and impacts on the surrounding transport network.

A Transport Assessment, Workplace Travel Plan and Construction Traffic Management Plan will be submitted in support of the planning application.
